From Listed
to Sold, Calmly
Selling your home for the first time is a big financial decision. I help you prepare it, price it right and market it well, then negotiate and manage every detail until the keys change hands.

Modern and traditional marketing that puts your home in front of the right buyers.
Pricing and negotiation
The right price from day one, and firm negotiation to protect your bottom line.

Subjects, paperwork and deadlines handled, so completion day runs smoothly.
Selling your home
Sell with a plan,
not a guess.
Whether you are moving up to a bigger home, downsizing, relocating or selling your first condo, you want a smooth sale and the best possible return on what is likely your largest investment.
I combine local market knowledge, accurate pricing and strong marketing to bring serious buyers to your door. Then I negotiate on your behalf and take care of the details, so you always know where things stand.
Six steps to sold
How I sell your home
Every home and every seller is different, but the process is always clear. Here is what happens from our first meeting to completion day.
Free home valuation
We meet at your home and talk about your goals, timing and next move. I prepare a market analysis based on recent comparable sales nearby, so you know what your home is likely worth.
Prepare and stage
I suggest the simple repairs, decluttering and staging that help buyers picture themselves living there, and arrange professional photos so your home stands out online.
Set the right price
Together we choose a list price that attracts serious buyers and reflects your home’s real value, with a clear strategy for showings and offers.
Launch the marketing
Your home goes live on the MLS® and REALTOR.ca, and is promoted online, on social media, with signage, open houses and print, and to buyers already searching your area.
Review offers and negotiate
I present every offer clearly, explain the price, deposit, subjects and dates, and negotiate on your behalf for the best overall result, not just the highest number.
Subjects to completion
I track every deadline while the buyer removes subjects, work with your lawyer or notary, and make sure completion and possession day go smoothly.
Marketing that works
Seen by the right buyers
Online and offline, your home is presented at its best and put in front of the buyers most likely to make a strong offer.
Website and listing pages
Your home is featured on my website with full photos and details, so buyers can learn more and contact me directly.
Social media
Targeted posts put your listing in front of local buyers who are actively looking in your area.
Buyer search alerts
Buyers with saved searches in your neighbourhood are told about your home as soon as it is listed.
MLS® and REALTOR.ca
Exposure to every agent and buyer searching Greater Vancouver through the Multiple Listing Service®.
Open houses and showings
Well-run open houses and private showings, with feedback shared with you after each one.
Signage and print
Professional signage, feature sheets and neighbourhood mail-outs that reach buyers close to home.
Pricing
Setting the right price
Price is the most important decision in any sale. An overpriced home can sit on the market and lose buyers’ attention, while an underpriced one leaves money on the table.
I study recent sales, active competition and current demand in your neighbourhood, then walk you through the numbers so we can agree on a price that attracts buyers and reflects your home’s real value.
Closing
Closing the deal
Once you accept an offer, there is still work to do. I keep track of every subject and deadline, stay in touch with the buyer’s agent, and work with your lawyer or notary on the paperwork.
My goal is simple: no surprises, your interests protected, and a smooth completion day.
Good questions
Seller FAQs
How do you decide on a listing price?
I look at recent sales of similar homes nearby, active and expired listings, your home’s condition and features, and current market demand. I walk you through the numbers and we agree on the price together.
How long will it take to sell my home?
It depends on price, location, type of home and the market at the time. Once an offer is accepted, subjects are usually removed within about a week, and completion is often 30 to 60 days later.
Should I renovate or stage before listing?
Big renovations rarely pay for themselves before a sale. Small things usually matter most: repairs, a deep clean, decluttering and staging. I will tell you what is worth doing and what is not.
Can I sell and buy at the same time?
Yes. We plan the timing of both so your sale and purchase line up, and use subjects and completion dates to reduce the risk of carrying two homes.
What does it cost to sell my home?
Typical costs include the real estate commission [CONFIRM WITH ALEX], legal or notary fees, any mortgage discharge or prepayment penalty, and moving costs. I give you an estimate of your net proceeds before we list.
